Guaranteed Rent Scheme

We offer our landlords a fixed guaranteed rent for a fixed term of 1-5 years for their property. Your rent is paid to you whether the property is vacant or occupied, giving you stability and peace of mind.

What are the benefits?

Guaranteed rent means that you are protected against your tenant in the event of any unforeseen circumstances, such as redundancy or illness, as there are no void periods.

Payments are made directly to your bank account by BACS.

For your reassurance, Caridon can provide either a bank reference or an accountant's reference upon request.

There are no costs payable by you and we do not charge any fees or commissions.

How does it work?

Once your property has been appraised, we will offer you a set monthly rental amount.

Upon approval we prepare the contract, at no cost to the landlord. Once the contract and the terms and conditions have been signed, Caridon Property Services become your tenant and are fully responsible for your property. At this time we arrange for all utilities and council tax to be transferred into the tenant's name. Your first rental payment will become payable two weeks later.

Before the tenant moves in we prepare a full inventory; therefore when the property is returned to you it will be in the same condition, taking into consideration fair wear and tear.

Approximately 8 weeks prior to the end of your contract we will contact you and offer you the option to either renew your contract or have your property returned to you. There are no fees payable for renewal.

What if there is a problem with the tenant?

Unfortunately issues with tenants can occur from time to time. Should the person residing in the property refuse to vacate at the end of their contract, causing the need for legal action, Caridon will take full responsibilty of all costs involved in pursuing them. Please note that your rental income will not be affected during any such period.

We can also offer you a tailor made insurance policy to cover any damages caused by the tenant, to the value of £3,500.

How do we make money?

Unlike most agents we do not make money from fees, tenancy agreements or repairs from the landlords.

We charge a fee to the tenant and the rent which we receive incorporates our profit margin.

The majority of our business is promoted via the internet and through referrals. Our operations are all carried out from one central head office rather than several branches, all of which reduces the overheads often associated with high street shops.

We believe in building long term relationships with our landlords.

6 Month Rent Advance Scheme

We are also able to offer our landlords a 6 month rent advance.
